Set up a separate cell phone number with a voice mail message dedicated exclusively to your advertisement.

Prepare a contact sheet with all the relevant information that you will give over the phone and the information you need from each prospect (name, telephone, address, etc.). Tell prospects that you will send them the skeletal pamphlet via email or regular mail.
